Who Needs a Keyholder Anyway?

Having a professional Keyholder regularly inspect your property greatly increases the security of it and leaves you much less vulnerable to squatters and burglary.


Further, regular inspections ensure your happy place remains maintained to a high standard. Even a securely locked property is vulnerable to all manners of problems. But regular inspections ensure that issues are found and resolved quickly which usually means less damage and less expense. Consider for example if your property sprung a leak; the longer this leak goes undetected, the more damage it will cause, which will be costlier to repair. In addition, the leaked water will reflect as water consumption increasing your water bill every day until it detected and resolved.


And don’t think that turning off your water and other utilities will necessarily save you from water damage. Just this week we discovered a leak in a property coming from the apartment above. Then of course there’s the rain in Spain. It might not come often, but when it does…


I don’t need a keyholder – I have security cameras


Security cameras are an excellent idea and worthwhile investment. But can they see inside your cupboards to check for damp? Will they replace light bulbs, switch off AC that's been left on by mistake or test your smoke alarms? And what happens when your power trips or your WiFi drops? Who's going to reset them for you?


And if they do pick up an issue, then what? Security cameras work best when you have a Keyholder to intervene and act on your behalf for any issues that they might identify.


I still don’t need a keyholder – my neighbour keeps an eye on my property



We’re all about community support and helping our neighbours. And neighbours keeping an eye out on each other’s property is commendable and to be encouraged. But that doesn’t replace the need for a professional Keyholder.


I mean, how well do you really know that neighbour of yours? Sure, you’ve enjoyed a few BBQ’s together, but can you really trust them to have full access to your property 24x7?

Will they regularly and fully inspect the property for issues; checking under sinks for leaks, inside cupboards for damp and testing smoke alarms, just to mention a few basics?


And what if there are problems? Will they be able to act quickly to resolve them? Good, professional keyholders will have built relationships with reliable, legal and competent trades people that they can quickly call upon.


If you do still decide to leave it up to your neighbour, you should definitely check with your insurance company that you are still fully covered – we’ve heard accounts of insurance companies refusing to pay out on policies because there wasn’t a legally registered Keyholder or other agent looking after the property. Don’t wait until it’s too late to find out.
