The Rain in Spain

Updated: Sep 13, 2022

Here in Murcia we are lucky to enjoy a warm climate all year round, but autumn brings with it a phenomenon called the ‘Gota Fría’ (a cold front) which causes extreme storms.

And as the 3rd Anniversary of the devastating 2019 Gota Fria approaches this week, it's worth reminding us all of the importance of being prepared.

I think everyone that lives, works or has a property in Murcia will never forget waking up that morning of the 13th September to the devastation caused by what was the worse Gota Fria to hit Murcia in decades. And I think we'll all also remember how the community came together over the following weeks to help one another.

So what actually is a ‘Gota Fría’?

A Gota fría is a weather phenomenon which occurs when a front of cold, dry air collides with another warm, very damp one due to the evaporation of large amounts of water caused by high sea temperatures.

This atmospheric phenomenon causes heavy rains with huge amounts of water falling in a very short time. The storms aren't usually very long but they are very intense and are accompanied by strong winds and falling temperatures.

This atmospheric phenomenon is officially known as a DANA, short in Spanish for Isolated Depression at High Levels.

How can I prepare for the ‘Gota Fría’ season?

First of all, don't panic. 2019 was exceptional. Most do not cause major damage but nonetheless, it is wise to be prepared.

The main risk is of flooding. You should check any drains around your property are not blocked with leaves or other debris, so that rainfall can escape. Also check gutters if you have them, and down pipes for the same.

Many homes in our region are not occupied all year round as they are second or holiday homes. That means when the rainy autumn weather arrives the owners aren’t always there to keep an eye on what’s going on. Clearing garden drains of debris before you leave at the end of the summer is, of course, a good preventative measure, but cleared drains can quickly become blocked again.

This is where a good Keyholder is essential to keep an eye on things for you.

This time of the year, when conducting our regular property inspections, we pay extra attention to drains, guttering and down pipes.

Also, following any extreme weather, once safe to do so, we immediately check on your property. This is essential as often the electricity trips during a storm which without intervention can cause all manner of issues. We also check pool levels and for any signs of water ingress.

If you need to make a claim on your insurance we can help smooth the process by taking photos and meeting with your insurance adjuster at your property.

If you have a friend or neighbor looking after your property rather than a legally registered professional Keyholder or Property Manager, you should check with your insurance company that you are still covered and that your insurance is not invalidated.

All of our packages, including Keyholding Only, include extreme weather inspections. Contact us today to give you peace of mind.
