The main holiday letting season has come to an end and despite the warm weather and hopefully strong shoulder month bookings, now is the perfect time make sure your property is in as finer form as it was at the beginning of the letting season.
Take this time of year as a chance to get all those little odd jobs done, as well as completing some basic tasks which will make a real difference when we get back into spring and summer next year. Check out these top tips for end of season holiday property maintenance.
Damage repair
Many visitors bring much wear and tear! Wobbly handles, dodgy taps, and wonky chairs can now get the attention they deserve. Whilst they may sound innocuous, accidents can come from the smallest issues in your property, so make sure you stay on top of these and also use it as a chance to meet the very high standards your guests set for your accommodation.
Take Stock
Whether through accidental damage, wear and tear or the result of overzealous souvenir hunting, loss and reduction unfortunately must be expected. But by how much? And what needs replacing?
A full inventory of your property will not only help you plan and budget for next season, but also provide a critical, written record should you ever have to claim on your insurance policy in the future.
Review & Update Your Guest Welcome Guide
Things can change quickly in Spain; bars and restaurants close whilst new ones open. Ensure your Guest Welcome Guide is still relevant and up to date. Not yet got one? Now’s the time to rectify that.
Deep Clean
Whilst over high season you will have either been cleaning yourself or using a professional, now is the time to have a really deep clean of your holiday property. As part of your maintenance program, consider the following:
Mattresses Deep Clean
How many guests have slept in your beds this summer? Almost guaranteed there would have been a few thousand more unwanted guests than you think! As well as your paying guests, Dust Mites would have been freeloading too! Manufacturers and experts recommend deep cleaning your mattresses every six months. Not only is it hygienic and healthy but a deep clean will leave your mattress smelling nice and fresh.
Clean Your AC
It was a very hot summer this year and your AC has no doubt worked super hard for you and your guests over the holiday period, which now means it’s probably not running at its optimum. Cleaning your AC units now will go a long way in preventing expensive issues next summer.
Oven Cleaning
No guests like to see a smelly, dirty oven. It’s time to give it a bit of TLC - Tender Loving Clean. We’re not talking about a wipe around but a full deep clean to restore your oven to a “Like New” condition. Cleaning your oven prevents smoking and fires and reduces strong food odors.
De-clutter Your Space
If you want your house to stay tidy between cleanings, organization is key! The more clutter laying around, the more items there are to get dirty and dusty. And if you’re using your property both as a holiday let and for your own enjoyment, it’s inevitable that you will have some personal items. Make sure these are packed away and out of sight of your guests. If nothing else, consider seasonal storage — no need to have swim gear laying around in winter, or Christmas decorations in the summer.
