Do you, or are you considering, letting your property out to paying guests? As well as fluffy towels, plump pillows and extra cutlery, you’ll need to ensure your home is safe.

Not only are there safety essentials to ensure the safety of your guests, but dependent on which booking channel you are using, they’re likely required for your listing. For example, Airbnb stipulate that all properties listed must be equipped with smoke alarms and carbon monoxide alarms if the property has fuel burning appliances.

 

Whilst not all the points below are compulsory, this doesn’t mean you should be relaxed when it comes to safety in your premises, and all are highly recommended. 

However, don’t fret. We’ve put together a short list of safety essentials, and they are all items you should already have in your home to ensure the safety of your family.

 Smoke, Heat and Carbon Monoxide Alarms 

Although not (currently) legislation in the Murcia Region, without them you are putting your guests, your home and your rental business at risk.

Optical smoke alarms are now the best choice. The advanced sensor technology reduces the risk of false alarms caused by burnt toast or steam, and they are ideal at detecting smoldering fires from furnishings quickly. So even if you already have alarms in place, if they're dated it's worthwhile considering updating them.

 

You should also fit a heat alarm in the kitchen - the room where most accidental fires begin.

Carbon monoxide alarms are another essential safety item for your rental property. Known as the silent killer, carbon monoxide is produced by boilers and gas cookers which are not working correctly. It has also been known to seep through walls from neighbouring properties.

You should test your detector batteries regularly - ask your keyholder to test them as part of their regular inspections and always before guest arrival. But remember the test button is not a full test - we can conduct a periodic full smoke/gas entry test and provide a certificate of compliance.

Installing smoke, heat and CO detectors is not only the responsible thing to do, it can also boost your bookings!

 A Fire Extinguisher and Fire Blanket 

In the region of Murcia region, it's a requirement of your tourist licence that you must supply a working fire extinguisher. We can supply and fit an extinguisher that meets the requirement.

By providing equipment which anyone can use to tackle a small fire, you and your guests are able to take quick action to prevent a fire from taking hold and spreading. A small fire extinguisher and fire blanket are ideal.

Fire blankets are perfect in the kitchen. Simple to use, you grab hold of the tabs, place it over the burning pan to smother the fire of oxygen, and leave to burn itself out.

Although not the prettiest accessories for your home, ensure everyone can find the fire blanket and extinguisher easily and quickly in an emergency.

 First Aid Kit 

A first aid kit is essential for your rental property, and in Murcia, a requirement for your tourist licence

With a case to keep everything together in and protected, you may also want to include some first aid guidance which offers advice on how to handle the most common first aid injuries and illnesses.

Also, ensure everyone knows where to find it.
